Why Kansas City, MO crawl spaces stay wet

Summers on the Missouri side run hot and sticky, and a vented dirt crawl space pulls that damp outside air in, where it meets the cooler ground and condenses. On top of that, the clay soil across most of Jackson County holds water and wicks it up through the bare dirt floor. The older homes south through Waldo, Brookside, and Marlborough sit on some of the wettest ground, and the bungalows and post-war houses down toward the Blue River bottoms see it worst. In the Northland the newer builds are not immune either, since a lot of them were dropped onto graded clay lots. Under a lot of KC homes that adds up to standing humidity, a musty smell that creeps upstairs, and eventually mold and rot on the joists. Since warm air rises, much of that crawl space air ends up in your living room.

What encapsulation does

Encapsulation closes the crawl space off from the ground and the outside air. I run a heavy reinforced vapor barrier across the floor and up the walls, seal the seams and the foundation vents, and add a dedicated dehumidifier where it is needed to hold humidity down.
