Why Kansas City, KS crawl spaces stay wet

Summers on the Kansas side get hot and sticky, and a vented dirt crawl space pulls that damp outside air in, where it meets the cooler ground and condenses. On top of that, the clay soil across Wyandotte County holds water and wicks it up through the bare dirt floor. The older homes up on Strawberry Hill and through the Argentine and Armourdale bottoms near the river sit on some of the wettest ground in the metro, and the flatter neighborhoods out toward Piper and The Legends are not immune either since a lot of those lots were graded on the same clay. I run a heavy reinforced vapor barrier across the floor and up the walls, seal the seams and the foundation vents, and add a dedicated dehumidifier where it is needed to hold humidity down.
