Group what you found. Liquid water (items 1, 5, 9) is a drainage problem, and the fix is crawl space waterproofing: interior drainage and a sump to move the water out. Humidity and mold (items 2, 3, 7, 8, 10) is a vapor problem, solved by a vapor barrier and dehumidifier, or full encapsulation. Many KC homes have both, which is why waterproofing usually comes first, then sealing.
Rule of thumb: if you can see or step in water, that is a drainage fix. If the space is dry but musty and humid, that is a sealing fix. If it is both, drain first, then seal.
The most revealing time to look is right after a heavy Kansas City rain or a spring thaw, when a drainage problem shows itself as standing water. For humidity, check on a hot, sticky August afternoon, when condensation and musty air peak.
