Crawl Space Encapsulation vs. Waterproofing: Which Do You Need?

These two terms get used as if they mean the same thing, but they fix two different problems. Getting the difference right matters, because doing them in the wrong order wastes money.

Waterproofing handles liquid water

Waterproofing is about water you could step in: puddles after a storm, a damp dirt floor, a crawl space that floods in spring. The fix is drainage. An interior drainage channel collects the water and routes it to a low point, a sump pump lifts it up and out, and any foundation cracks get sealed. Encapsulation handles humidity and air

Encapsulation is about moisture in vapor form: humidity, musty air, condensation, and the mold and wood rot that follow. A heavy liner seals the floor and walls, the vents get closed off, and a dehumidifier holds the space at a healthy humidity. Why order matters

Here is the rule that saves money: you cannot encapsulate over standing water. A liner laid on a wet floor just traps the water underneath and the problem keeps going. If there is active water intrusion, waterproofing comes first to get the space reliably dry. Then encapsulation locks the result in and keeps humidity down for good.

How to tell which you have

Look (or have someone look) at the crawl space floor after a heavy rain. Standing water or mud means a drainage problem. A dry but musty, humid space with condensation on the pipes means a vapor problem. Plenty of homes have both, which is why an assessment that names the actual issue is worth more than guessing.
